The Project is located at the Eastern Gateway to the City of Moorpark in a Commercial Planned Development Area .
The site is approximately 6.3 acres divided into four parcels. The site is adjacent to single and multi-family residential developments and is at the entrance to Moorpark College and with access to a neighborhood community park.
The design was to provide for a mixed use program consisting of a gas station/car wash/mini mart, fast food restaurant, professional offices, and retail shops that would respect the residential scale of it's neighbors and also provide a fresh vibrant architectural style that would compliment the adjacent community.
The buildings are one and two story structures with a total of 72,285 s.f. of leaseable space. The architecture is a traditional style with some Mediterranean / European features and finishes.
The exterior design includes articulated wall planes, decorative railings, decorative awnings,smooth texture finish stucco with stone veneer and a concrete tile roof.
